What is a Maintenance Program?

Maintenance programs are used to prevent nuisance service calls and keep equipment running at efficient levels.  Clean and efficient running HVAC & Refrigeration equipment can improve productivity and customer comfort, lower utility costs, and increase profit margins.  Maintenance Programs are becoming more and more popular because of the higher equipment replacement costs, utility costs, and repair costs.  Maintenance Programs most importantly establish trust, which is sometimes hard to come by in the Service Industry.  You know that quality help is only a phone call away!

Services Provided:

Bi-Annual or Quarterly maintenance program for all of your HVAC&R equipment which includes:

  1. Inspection and cleaning of heating and air conditioning system, recommended repairs.

  4. Cleaning and inspection of ice making equipment, performance checks, recommended repairs.
  5. Walk-in/reach-in cooler or freezer cleaning and inspection, recommended repairs.

  2. Prompt, courteous, professional service for a quick repair.
  3. A fair labor rate and material cost.
  4. Honest diagnosis of problem and recommended repair.
  5. Quarterly or bi-annual billing of Maintenance Program offers budgeting options.

What is not included in Maintenance Program?

  1. Parts or equipment required to make repairs, except for filters, belts, or cleaning agents.
  2. Labor charges to make necessary repairs.
  3. Cleaning of exhaust hoods used for grills or fryers.
  4. Repair or inspection of cooking appliances.
  5. Service calls needed to make repairs to equipment outside of scheduled maintenance program.

Scheduled maintenance programs can be customized to provide services that meet a specific goal.  The costs of the programs depends on the services provided, but keep in mind what an after hour service call for a broken belt, plugged filters, or bad bearing would cost.  After a couple of emergency nuisance calls the plan would be looking a lot better wouldn’t it?

We have contracted these types of plans to business and restaurant chains throughout Michigan for several years now and have had a positive feedback from them.

If this type of program is of interest, please give us a call at (231-510-5507) and we will meet with you to discuss and customize the contract to you’re needs.

If a maintenance program still is not right for you, please keep Lakeshore Mechanical Inc. in mind for your HVAC & Refrigeration needs.

Thank you,

Rob Blackmore, President Lakeshore Mechanical Inc.
